I just looked at that video about Zensiri in central Patts. My first reaction was what a dump the surrounding area looks, the 2nd was how close the villas are to each for 17m. Looks like there would be little real privacy and I think we all know we can take his 'guarenteed' rental returns with a pinch of salt. I also thought the monthy fees a little on the low side, I pay 2260pm, but that does depend on the size of the land, but what about electricity and water, will that be controlled by the developer, or will you be directly linked to the PEA and main water supply - and how reliable is that?
The Banyon company built a huge development - now fronting a dual carriageway - just south of Hua HHin, a good few years back. They were pricey, as you would expect, but not as much as Zensiri, it also has a highly regarded golf course attached, and they promised a 'guarenteed' rental income, that never materilased as promised. It did for some, for a certain amount in any case, but not for others. Some owners felt conned. It was quite a story at the time.
